Convenience Store and Travel Center Growth Accelerates Across the Augusta–Aiken Region

Across the Southeast, the convenience store and travel center industry is experiencing a period of rapid expansion as major operators compete to secure highly visible sites along interstate corridors and high-traffic highways. Retailers are increasingly investing in larger, modern store formats that combine fuel, fresh food programs, and expanded amenities for commuters, travelers, and long-haul truck drivers.

In the Augusta–Aiken–Thomson metropolitan area, this growth is especially noticeable along major transportation corridors such as Interstate 20 and Interstate 520, which connect the Central Savannah River Area to larger markets including Atlanta and Columbia. These routes carry substantial daily commuter traffic as well as heavy freight movement across the Southeast.

Several major convenience retailers are actively expanding across Georgia and South Carolina. Regional favorite Parker’s Kitchen has entered the Augusta and Aiken markets with new locations and plans for additional development. Other major operators growing across the Southeast include QuikTrip, Buc‑ee’s, Pilot Flying J, Love’s Travel Stops & Country Stores, RaceTrac, Circle K, and South Carolina-based Spinx.

These companies are reshaping the industry by developing larger travel centers with expanded fueling capacity, high-quality foodservice options, and modern retail environments designed to serve both interstate travelers and local communities.

As competition among operators increases, site selection has become more critical than ever. Retailers are prioritizing properties with excellent visibility, strong traffic counts, and convenient access from interstate exits and major highways. However, within the Augusta–Aiken–Thomson corridor, hard-corner and highly visible development sites are becoming increasingly scarce.

Between Thomson and Aiken along the I-20 corridor, there are relatively few remaining sites that offer the visibility, access, and size required for modern convenience store and travel center development. Many existing interstate corners have already been developed. That leaves a limited number of opportunities for operators seeking to enter or expand within this growing regional market.

Despite this limited supply, a select number of prime development sites remain available throughout the region. These properties offer strong visibility, interstate access, and strategic positioning within one of the Southeast’s most important transportation corridors.
